Bathroom Remodel,...

I have a large bedroom in my loghome with a bathroom off the bedroom. The home is 19 yrs old, so the loghome designer made an unusual bath. It is rather long and narrow. It has a corner vanity as we walk in the door on left, on the right is a pretty large rectangular Jacuzzi, then a toilet. The Jacuzzi is light blue, also toilet and vanity bowl. We want to take out the Jacuzzi, add a neutral crème colored toilet. I saw a really nice walkin shower with a natural stone look walls. I think we will have room to remove the corner vanity and get a small single bowl vanity with a cabinet and lights over it. We have a total of 3 bathrooms. The bathroom near to the other 2 bedrooms has a shower only and will be ly be replaced soon. The bathroom on the 1st floor will eventually be updated. It has a tub/shower and will replace it with a shower/tub.

Here is my question ! I am concerned about resale since we are older. Will having just a shower in the 2 upstairs bathrooms be a problem. Lets face-it it is not a suite.

I think only 1 bowl for the vanity might be an issue. Our home is 30 years old and the master bath is small, one bowl vanity, my dh uses that bathroom I use the one down the hall so for us it is not a problem but some prospective buyers might not like the one sink issue.

The other bathroom is almost across the hall, and hubby uses that one. It is only when we have guests, that hubby might want to use the master bathroom. Our guests are our daughter and family. I think we will do a double bowl in the other bathroom when we remodel. There is room.

Since our home is older...30 years....large master baths were not the norm..ever since I was married and moved into this home my husband has used the master bath and I have used the other larger bathroom, I did have to share when we had company and when y step daughter came to live with us, or move all my stuff into his bathroom, ugh! We have looked at a few homes, newer, they all have larger master bathrooms but I have not had to share a bath in 30 years and I am not going to start now! I will use the 'other' bathroom if we ever get to move. I have noticed that the 'other' bathrooms are not as big as mine... I have a large vanity, tub/shower surround, stool and room for a small 4 drawer dresser (it is small) and another cabinet that sits on the floor with a door that holds my dirty clothes, I love my bathroom, lots of room!

I would want a tub w/shower in a bathroom on the same floor as the bedrooms .... for resale, if you have someone who has small children, IMO you need a tub. That's what I would look for.....

From everything I read, it seems like buyers are split pretty evenly on whether it's necessary to have a tub in the master bath, so I would do what works best for the way you use the bathrooms and make sure that there is one tub somewhere in the house.

I would get input from a real estate agent who knows your market. (They are almost always glad to talk with people!) If your MB is already somewhat of a weak point, I would make decisions that meet your needs AND work with future buyers. No tub and 1 sink in a Master Bath, in the area I live in, would be an issue for buyers.

I think that it's going to partially depend upon the price point of your home ( if you plan to sell it sometime in the forseeable future ). A nice three quarter bath will work out fine, but your homes market value will probably reflect that it doesn't have a bath in the master.

We did a complete gut job on our master bathroom. We had the jacuzzi removed. We didn't use it and it was so huge, I personally don't like the looks of them. We ended up putting in a shower that is 12 ft long and 4 feet wide. No glass anywhere. It's a walk in with large travertine square tiles floor to ceiling, it's awesome! A couple shower heads and towel rack inside the shower. Perfect!

I agree as long as there id at least one tub for bathing small children there should be no issues. As for the one sink - I neer understood the need for 2 sinks - especially since there are multiple bathrooms availabe. It's just another sink to clean as far as I'm concerned.

My house has 3 12 bathrooms. I have what's called 'a jack and jill bathroom. It is a bathroom between 2 bedrooms. You mainly enter it from both bedrooms.

My husband designed it for our two daughters so they'd have their own bathroom and could slop it up and no one would mess with their stuff.

It has a tub in it with a shower inclosure. I think you should have at least one tub in your house, even if it is just a soaking tub (my niece has one of those).

Most people buying a house these days has one or more children. You need a tub.

We took another trip to Lowes and also Home Depot. They have some beautiful shower/tubs, and showers, vanities. The clerks were very busy, so didn't get to discuss much. We are going to a couple bath and kitchen places to get it designed. They will probably be more expensive, but a friend had hers done there. We need advice.

Has anyone out there had Lowes or Home Depot put there shower, toilet, vanity, ... and what have your experience been? I pretty much know that I want white fixtures, and neutral vanity top (granite) and neutral shower/tub.
